When we are thinking about buying a house or ruin in Portugal the first of may unknowns is the building costs in Portugal.
Just how much would it cost to build or extend a house in Portugal ?
How long is a piece of string would normally be my answer, however I have been through this same process myself so I am usually a little more sympathetic to the question than most.
The sort of information that we need to help you is a little like the questions that you would ask yourself if you were buying or altering a house in your home country.
Tell us about the specific work that you want to carry out.
For instance,
How many people will live in it.
One floor or several
Traditional design or modern
Traditional materials or modern
Any special features (music room, office, workshop, double garage)
will it have central heating and so on.
Houses and bungalows are usually priced for construction in exactly the same way as the approved design project which means there will be no garden landscaping included, licenses, approval fees or connection fees for utilities.
Added together this amounts to around 2,000 Euros for most new properties so you need to add this on top of any build price.
Then there is the wall and floor tiles, fitted kitchen, solar panels, central heating, driveways and paths, garden walls and fences, gates and external lighting.
As you may now understand this is indeed a very long piece of string !
Of course with the above information we can quickly give you a construction price. Then of course you will have new ideas and make changes which will effect the pricing up or down making the “fixed price” very hard to pin down.
