Often people fall in love with and buy a property out of the first 2 or 3 that they view and when it comes time to move on they don’t understand why no one else wants to buy it.
Other people think that they are property experts and can knock up a cheap refurb so that they can sell on for a quick profit and thirdly some people buy and old property and make it functional and habitable only to take a couple of years to sell it because it doesn’t have curb appeal and or the fundamental things that people are looking for.

There are some very simple rules to follow. Most buyers are looking for a property or plot of land that is not right in the center of the village. They ideally would like to be able to walk into the village for a shop or cafe.
The want to buy a property that looks finished but may require just a little work to make their own. “make it their home”
3 bedrooms 2 bathrooms a level garden and nice views without having to climb a mountain.

When put together it sounds impossible to find this ideal property. So what you have to do is merge some of the criteria so that a property makes a high score overall.
Then search out properties or land which has a description that matches the above criteria. Because this will give you a selection of properties from which to choose your ideal home and one that will go up in value and be easier to sell when the time comes.
Why not tell your estate agent in advance that you only want to see his properties that have :- A property or plot of land that is not right in the center of the village. Village with a shop and cafe within walking distance. The property should be almost finished but may require just a little work. 3 bedrooms 2 bathrooms. A level garden. Nice views without having to climb or drive up a mountain.

When it comes to building land it’s even harder to choose an ideal plot 50 % of new buyers purchase too much land. This becomes an enormous headache when it has to be kept clear because of the fire risk. The fact that 50% buy too big means that you have just missed the other 50% of buyers.
The ideal plot of land depends upon its size and how level it is. The reason for this is that you are probably going to build your home on part of the level area and that will take up a lot of space so find a plot of construction land which has a large level area or you wont have room for a pool or easy gardening, seating areas and so on.

This beautiful plot of land is over an acre and in spring early summer is carpeted with pretty wild-flowers and has wonderful, stretching views. The land is partially bordered by a new stone wall made in the traditional Quinta style. To the north-east and the west, the boundaries of the land adjoin vineyards and agricultural land. There are various peach, apple, olive, fig and a huge cherry tree on the land. There is the potential to build more than one property and plenty of scope for outbuildings, outside dining areas, stables and so on.

Close to shops, cafes, restaurants and all amenities. The nearest city, Coimbra 20mins. Coimbra is an enchanting city with everything to offer that you would expect from a city in the UK, as well as being home to the second oldest university in Europe. The historical town of Penela, (founded around a Moorish castle dated 1143) holds weekly fresh produce markets where locally grown produce is cheap and plentiful. There is also a cinema, library, 24/7 pharmacy, health center, dentists, vets, banks, cafes and several excellent restaurants. The nearby town of Miranda do Corvo (7 minutes) has a regular train service to Coimbra and beyond.
Water and electricity are available.
