Fix a leaking terrace veranda or steps

Fix a leaking terrace veranda or steps We see some water dripping off the veranda or steps and hope that its going to just stop on its own or we have a damp  patch that grows on an internal wall when it rains. You suspect the terrace veranda or steps and leaking but its going to be hard to fix so you try to ignore it.

Take for example this veranda and concrete stairs built about forty years ago. There are couple of bad design points which add to the damp problem which is causing major damage to the veranda and look of the house. The black framed arrow points to a drain tube which is far too small diameter to remove water that is trapped behind the concrete balustrade quickly enough and is very easily blocked by leaves and debris.

The balustrades have no spaces between them and so act like a dam holding rain water on the veranda.

The red arrow shows were this standing water has found its way around the drain tubes and has ran down the edge of the veranda.

The two green arrows show that water having soaked through the tile surface is finding its way through the reinforced concrete of the veranda rusting the reinforcing steel and causing the paint to fall off.

Cleaning up and repainting will last about six months before the signs of the problem reappear.

The problems are all about the water being held on the veranda and not having a DPM damp proof membrane installed.

How do you fix the problem ?

 First off all we must remove the balustrade and take up the floor tiles. Then we clean up the surface of the stairs and veranda before cutting into the house wall.

This is because the surface of the veranda and house wall have moved apart slightly and we need to create a seamless join. The cut we have made in the wall is rendered smooth so that we can apply a sealer to it on top of this we fix a special map proof membrane which has the ability to stretch in all directions.

The DPM membrane is applied with great care. You can see the polystyrene that is used to spread the load when the installer walk on the DPM.

The stairs are ready for a render finish or the application of solid stone steps.
